 What is a VA Loan?

These are special loan programs offered exclusively to military personnel and veterans. As part of your VA benefits you are eligible for THE best loans on the market. Thanks to a guarantee from the Veterans Association we are able to some of the best rates on the market with little risk. So if you are purchasing a home or looking to refinance to a lower rate, you can be comfortable knowing that you have the best loan available.

What makes a VA loan so great?

 

  • VA loans can qualify buyers up to 100%, meaning no money out of pocket for you or refinances are available with no equity in the property.
  • In many cases you can qualify for VA loans with credit scores as low as 500.
  • Unlike FHA or other conventional loans there is no mortgage insurance which will save you from $50-$200 a month on your a mortgage payment.
  • There are no prepayment penalties, so you can refinance as soon as rates get lower without penalty.
  • Fixed rates are available at times below market rates.
  • Help is even available if times get tough and you have trouble making payments. (You’d be hard pressed to see a multinational bank match that!)

 

Who is eligible?

 

  • Good credit is not required.
  • Eligible applicants need a two year job history. Or proof other income from military pension or Social security.
  • Eligible applicants should have a letter of eligibility and a DD214, with honorable discharge.
  • Applicants must also must meet the military service requirements, this has probably been  satisfied if you have a letter of eligibility.
